A leading commercial real estate firm will move into a new corporate headquarters at the beginning of 2026, and the lease deal is a boost to a landmark Metairie office building that recently became under new ownership.
NAI Rampart will relocate its corporate headquarters to the 110 Veterans Building with plans to move in and occupy 12,000 square feet on the second floor by January 2026.
“This building checks every box that we were looking at for a new space for NAI Rampart – location, accessibility and space,” said Joseph Pappalardo Sr., CEO of Rampart/Wurth, Louisiana’s largest full-service commercial real estate management and services firm.
Founded in 1989, the company manages more than 10,000 multifamily units, 1,000 single-family units and 20 million square feet of commercial assets throughout the Gulf South. NAI Rampart’s corporate headquarters is currently at 430 Notre Dame St. in New Orleans, and the company has additional Louisiana offices in Baton Rouge, Lafayette, Lake Charles, and Alexandria.
Of the 400-plus employees and agents across the Rampart/Wurth Holding Inc. family of companies, approximately 15 full-time employees and about 30 commercial agents will occupy the space at 110 Veterans. The corporate hub will have offices for all of Rampart/Wurth’s subsidiaries — NAI Rampart, Rampart Commercial Property Management, Rampart Multifamily Property Management, and Wurth Real Estate Services.
The long-term lease includes a tenant improvement package, so that NAI Rampart can customize its new space. “It provides the efficiency and visibility we were looking for, and the ownership group, along with building management, made the process seamless,” said Pappalardo. “We’re excited to shape the space to fit our exacting needs and set down new roots here.”
At the foot of Veterans Memorial Blvd. and along the 17th Street Canal, the five-story, 127,000-square-foot office building was purchased in November 2024 by 110 Veterans Partners LLC. The New Orleans-based investment group includes David Schonberg (Schonberg Capital); Ryan Gootee and Michael DeGruy (Ryan Gootee General Contractors); Michael Henican (Henican Properties; Shaun McCarthy (McCarthy Group Realtors); and Richard Roth (Roth Law Firm). Stirling Properties provides management and leasing services for the office building.

NAI Rampart joins the likes of current 110 Veterans Building tenants Standard Mortgage Corporation, American Heart Association, Murphy & Warren, True Title of Metairie, Heinz & Macaluso, and Pond & Company – a national engineering and architecture consulting firm that recently renewed and expanded its space. The building includes 24-hour access, reserved parking, a first-floor café, on-site management, and proximity to restaurants and shopping.
“We’re seeing nice traction,” said Seaman. “Ownership’s commitment to meaningful improvements has resonated with both existing and prospective tenants, and the response has been positive.”
