Location is a perennial principle in real estate that continues to attract buyers, and it’s a key factor in the appeal of several condos currently available in New Orleans’ most desirable neighborhoods from the Garden District to the Warehouse District and the French Quarter.
“The allure of living in a condo in New Orleans is the ability to live in a luxury home or historic building within a perfectly located neighborhood, and often at more favorable price points, lower maintenance costs, and similar amenities and high-end conveniences of a single family luxury home,” says Shelley Lawrence with Wurth Real Estate Services. “Many of our condos place you in the middle of a parade route, or within walking distance to world-class restaurants or oak-tree lined parks, or you’re on a balcony overlooking charmed streets or enjoying a river view.”
Lawrence is the listing agent for several luxury condos that are available in prime locations throughout New Orleans, including 931 Chartres St., Units 13 and 14 – two bedrooms, two bathrooms, and 1,190 square feet – available for $924,900.
Units 13 and 14 are two condos attached by an interior hallway, both sharing a large wrought iron gallery on the second floor overlooking Chartres St. Each one bed/one bath unit has high ceilings, full kitchens, wood floors, and have tall walk-through windows that open out to the balcony. Both are offered turnkey, and unit 14 has a new laundry that was just added.
“This is Vieux Carre’ living at its best,” says Lawrence. “This block of Chartres is the best of the best – less than two blocks from Jackson Square, the French Market and the Mississippi River, and surrounded by world-class restaurants, art galleries, shops, and entertainment. The shared courtyard in the back is lovely for entertaining and gatherings as well.”
Lawrence is also the listing agent for 1130 Fourth St., #1130 – a 4-bedroom, 3-bathroom, and 2,700-square-foot luxury condo available in the Garden District for $899,000. The former single family luxury home, which dates to 1892, was converted into a condo in 2014 and now features two side-by-side units.
The foyer opens a classic double parlor with working original pocket doors. A staircase accents the entryway on the way to the dining room. An adjacent sunroom includes windows to the courtyard. The custom chef’s kitchen features a large pantry room and overlooks the courtyard and porch. Upstairs, the primary suite offers an expansive dressing room with a walk-in closet. Floor-to-ceiling windows fill the bedroom with natural light, while the ensuite bath features beautiful tile work and refined finishes. A balcony overlooks Fourth Street. Down the hallway are two connected bedrooms with a full bath and a laundry room.
“This feels like you’re living in a historic Garden District home, like you’re stepping back in time with charming architectural details, but also artistic updates and modern amenities of today’s living,” says Lawrence. “The Garden District is a very desirable neighborhood, known for its beautiful historic homes, tall oak trees, and a multitude of things to do – you can walk to parades, visit Magazine St., or take the streetcar to the French Quarter or Audubon Park.”
Or if condo living on a New Orleans parade route interests you, 633 Tchoupitoulas St., Unit #6 is available for $435,000. The Warehouse District condo features two bedrooms, two bathrooms, 1,390 square feet, an open floor plan, engineered wood floors, soaring ceilings, and one assigned garage parking space. The building, which dates to 1865, features 11 total condo units.
“Location, location, location continues to be a big factor that appeals to buyers, and with 633 Tchoupitoulas, you get vibrant city living in the heart of the Warehouse District,” says listing agent Glennda Bach, Latter & Blum | Compass. “You get walking access to the CBD, French Quarter, and you’re along select parade routes, an ideal place to enjoy Mardi Gras. For any locals interested, it’s almost liking you’re vacationing in New Orleans through living in this condo.”
Bach is also the listing agent for 700 S. Peters St., Unit #416, a 2-bedroom, 2-bathroom, 1,188-square-foot condo available for $675,000. The Warehouse Arts District building, which dates to 1917, was recently renovated with a new roof, open atrium, two elevators, 24/7 concierge, security, fitness center, and a rooftop terrace with a pool and panoramic city views. The unit for sale includes one gated garage parking space with evening and weekend valet service.
Moving to the tree-lined Esplanade Ave. – just blocks from French Market Station and the Mississippi River – a 2-bedroom, 2-bathroom condo is available for $599,000. 600 Esplanade Ave. #1 features 16-foot ceilings, twin marble fireplaces, Corinthian columns, and a secret passage that lies behind a hidden door and leads to a bedroom wing and private light-filled courtyard. The listing agent is Lauren Sutton with The W Group Real Estate LLC.
Next-door is a 1-bedroom, 1-bathroom, 770-square-foot condo at 604 Esplanade Ave., #101, which is for sale for $395,000. The building, which dates to 1834, has four condo units, and like many New Orleans buildings, has an interesting history. 604 Esplanade was owned by former Louisiana Attorney General and La. Supreme Court Justice Alonzo Morphy, also father of chess whiz Paul Morphy. It was also owned by Paul Ninas, who painted the murals at the Sazerac Bar.
The condo’s amenities include a spacious living area with hardwood floors; an updated kitchen with stainless steel appliances, quartz countertops, and exposed brick walls. The bedroom has natural lighting from windows facing Esplanade Ave. The laundry area and bathroom are located off the kitchen, and the bathroom features a tiled shower and modern fixtures. There is courtyard access and ample basement storage.
“It’s such a charming condo that offers a unique blend of old-world charm and modern amenities, and you’re living in a cultural part of the city and owning a unique piece of New Orleans history,” says listing agent Jodi Archer, Keller Williams Realty. “You get a first-floor ground level unit off Esplanade that is multi-functional with different ways to use the space, and the condo dues and sales price are reasonable. There are not many single-family homes near that price point available in this area.”
