3295 Royal Ave., Oceanside
Afco Industrial LLC, an affiliate of Queens-based manufacturer Cosco Soap & Detergent Company, bought the 8,094-square-foot building on .33 acres at 3295 Royal Ave. in Oceanside for $2.1 million. The property had been owned and occupied by Tafuri Tile & Marble, a supplier of marble and granite, and glass, porcelain, ceramic and mosaic tiles, for kitchens, bathrooms and pools. Tafuri is leasing back about 1,000 square feet at the Oceanside building to use as its retail showroom. Founded in 1966, Cosco Soap is headquartered in a 40,000-square-foot facility in Ridgewood, Queens. The company offers private label manufacturing, custom product formulation, contract packaging and product development, according to its website. Cosco’s flagship product is its Tincture of Green Soap. Michael Berndt and Gary Chimeri of Paramount Properties Group represented the buyer, Cosco Soap, while Anthony Cerrone of Marcus & Millichap represented the seller, 3295 Royal Ave. Inc., in the Oceanside sales transaction.
856 Johnson Ave., Ronkonkoma
Nycon Diamond & Tool Corp. leased 3,000 square feet of flex space at 856 Johnson Ave. in Ronkonkoma. The company, which specializes in concrete cutting equipment bits, blades and other construction-related products, is expanding and relocating from nearby space on Pond Road. Michael Zere of Zere Real Estate Services represented the tenant, as well as the landlord, Caf Ronkonkoma LLC, in the lease transaction.
5440 Merrick Road, Massapequa
Dirty Taco & Tequilla Corp. leased a 3,000-square-foot office building at 5440 Merrick Road in Massapequa. The restaurant chain will use the property as its new headquarters. Niko Khetaguri of Alliance Real Estate represented the tenant, as well as the landlord, Genchi Merrick Road Corp., in the lease transaction.
111 Madison Ave., Hempstead
Micky & Milli House LLC leased an 8,000-square-foot industrial building on .24 acres at 111 Madison Ave. in Hempstead. The company, a distributor of household products, is relocating to Long Island from New York City, according to the broker on the deal. Christopher Cardenas of Tripoint Real Estate represented the tenant, as well as the landlord, BGM Management NY LLC, in the lease transaction.
